Welcome
Overview Of Spanaway
Location

Spanaway is a census-designated community in Pierce County, Washington, located south of Tacoma and east of Joint Base Lewis-McChord. The area sits near Parkland, Frederickson, Graham, Lakewood, Puyallup, and Tacoma, giving residents access to both suburban conveniences and major South Sound employment centers. Spanaway’s location is one of its strongest real estate advantages. Buyers often look here for more space, larger lots, established neighborhoods, and a more accessible price point compared to many nearby urban markets. Sellers benefit from demand from military families, commuters, and buyers who want to stay close to Pierce County amenities without moving into the center of Tacoma.

Population

Spanaway had a population of 35,476 at the 2020 Census. The community has grown significantly over time, increasing from 27,227 residents in 2010. That growth reflects Spanaway’s appeal as a residential hub in central Pierce County. For buyers, it means access to an active community with schools, parks, shopping, and services nearby. For sellers and investors, a sizable local population can help support long-term housing demand and rental interest.

Climate

Spanaway has a typical Western Washington climate, with short, warm, dry summers and cool, wet winters. The warm season generally runs from late June through mid-September, with August averaging around 78°F for the daily high and 54°F for the daily low. Winters are generally mild compared to many parts of the country, with December averaging around 46°F for the daily high and 35°F for the daily low. This climate supports year-round outdoor access, from walks around Spanaway Lake to local parks, trails, and nearby South Sound recreation.

History

Spanaway is one of Pierce County’s early settlement areas. The name is tied to “Spanueh” or “Spadue,” a Lushootseed term associated with an area where edible roots such as camas could be found. In the 1800s, the Hudson’s Bay Company’s Puget Sound Agricultural Company operated in the region, raising cattle, grain, and sheep near what was known as Spanueh Station. In the late 1800s, the area was promoted as “Lake Park,” a planned recreation community near Spanaway Lake. When Mount Rainier National Park was established in 1899, travelers used the Lake Park rail terminus as part of the route toward Mount Rainier, giving Spanaway a historic connection as an early gateway to the mountain. Today, Spanaway blends that early Pierce County history with modern residential growth, making it a practical community for buyers, sellers, military households, commuters, and investors.

Real Estate Market In Spanaway
Market Overview

Spanaway continues to be one of Pierce County’s practical real estate markets for buyers who want space, access, and relative value. Its location near Tacoma, Puyallup, Lakewood, Frederickson, and JBLM creates demand from military households, commuters, first-time buyers, growing families, and investors.

Recent market data shows Spanaway remains competitive, with median sale prices in the high-$400,000s to low-$500,000s and homes typically selling in a few weeks. For sellers, that means well-prepared homes can still draw strong attention when priced correctly. For buyers, Spanaway may offer more property options and lot size flexibility than denser markets closer to Tacoma or Seattle.

For investors and property owners, Spanaway’s rental appeal is tied to JBLM access, a large local population, regional employment, and demand from tenants looking for single-family homes outside larger city centers. Whether you are buying, selling, or considering professional property management, neighborhood condition, commute routes, rental positioning, and pricing strategy all matter.

Property Types

Spanaway offers a wide range of property types for buyers and investors. The area includes single-family homes, newer subdivisions, established neighborhoods, manufactured homes, homes on larger lots, lake-area properties, townhomes, and investment-friendly rental properties.

Buyers often look to Spanaway for more space, garages, yards, and access to schools, shopping, and commuter routes. Sellers benefit from demand across several buyer groups, including military relocations, first-time buyers, move-up buyers, and households priced out of more expensive nearby communities.

For investors, single-family rentals, homes near JBLM routes, and properties with strong bedroom counts or yard space may be especially appealing. Spanaway’s combination of affordability, location, and rental demand gives property owners several paths for long-term opportunity.
